Condor Cold Storage is a real estate investment firm focused exclusively on the acquisition and development of cold storage distribution properties, which are refrigerated and frozen warehouses used to store perishable goods before they are delivered to grocery stores, restaurants, and – more recently – your home. We seek value through investing in this critical infrastructure occupied by essential businesses.
Condor Cold Storage is institutionally backed by a leading global pension fund advisor with over $80B in assets under management, allowing us the ability to execute rapidly and at scale.
Condor Cold Storage has a currently owned portfolio of approximately $300M totaling over 1M SF.
Condor Cold Storage was formed in partnership with Brookhollow, a real estate investment firm with over 50 years of company history and over $1 billion invested since inception. Founded by James R. Knapp in 1973, Brookhollow is a three generation company with a long-term and relationship-focused mindset. Brookhollow applies its expertise, relationships, and best-in-class team toward Condor's targeted business plan.
We firmly believe in the value of long-term relationships and thinking. We aim to treat everyone as if we're sure we'll run into them again, because over the years we probably will. We are interested in creating and maintaining meaningful partnerships that last for many decades and even generations to come. Whether it be with tenants, brokers, capital partners, lenders, or fellow real estate owners, we are in it for the long-haul.
We are focused on acquiring strategic cold storage and food assets servicing major population centers throughout the United States. We are structured for a variety of strategies, including vacant acquisitions, leased investments, and sale-leasebacks.
We work with an industry leading team of national design-build contractors, architects, and process flow designers for innovative new developments. These include speculative, cold-ready, and build-to-suit developments. We have in-house capabilities to deliver tailored solutions to cold users throughout the United States. In Build-To-Suit developments, we are willing to capitalize all or material portions of the cold storage and food improvements in a project, setting ourselves apart from other developers. We aim to help revitalize the aging national cold storage base through some of our development projects.
